Wereldhave Belgium has reached an agreement to acquire the Ville2 shopping center in Charleroi, marking a significant step in the continued rollout of its LifeCentral strategy.
The property, valued at 120 million euros with an initial net yield of 8 percent, meets the company’s strict acquisition criteria.
Built in 1991 and recently renovated, Ville2 hosts 122 tenants across sectors including fashion, beauty, multimedia and leisure. The center attracts around 4 million visitors per year and generates approximately 9.5 million euros in net rental income. It features an integrated food court, a major leisure and entertainment tenant, and sits adjacent to the Pathé IMAX cinema, enhancing its regional appeal.
The complex offers 27,000 m² of gross lettable area – 21 percent of which is mixed use– and provides 2,000 free parking spaces, making it a key retail destination on the outskirts of Charleroi.
The acquisition will be partially financed through a capital increase. Wereldhave Belgium will take over operational management and plans to transform the site into a Full Service Center, aiming to deliver stable, predictable income and long-term sustainable value.
