On February 13, 2025, Nextensa officially sold the Knauf Shopping Centers in Pommerloch and Schmiede to the real estate investment group Wereldhave for a total of 165.75 million euros.
This decision aligns with Nextensa’s strategic shift towards urban, sustainable development projects, making the shopping centers less relevant to its portfolio.
The sale significantly reduces Nextensa’s net debt, allowing the company to focus on new projects, including its recent high-profile deal with Proximus. Part of the sale proceeds will be received in Wereldhave N.V. shares, which Nextensa plans to transfer to third-party investors.
Nextensa sold the shopping centers at an average yield of 7.60 percent, in line with market standards. However, the deal resulted in a 29 million euros loss compared to the properties' actual market value. This negatively impacts the company’s net results, reflected under "real estate investment revaluation" in its financial reports.
Amid its ongoing transformation, Nextensa has decided to suspend dividend payments for 2024. The company is shifting its focus to large-scale urban developments, reinforcing its commitment to long-term, sustainable real estate projects.
With this sale, Nextensa is poised to channel its resources into more strategic and future-oriented investments, further reshaping its business model.
