Immobel has sold its flagship office building, The Muse, located at Aarlenstraat 75 in Brussels’ European District, for 100 million euros.

The transaction highlights Immobel’s expertise in creating high-value, sustainable urban developments.

Dentons Belgium’s corporate, real estate, finance and tax teams advised the purchaser (Easternmed Real Estate Capital) on all matters related to the acquisition.

A strategic sale
Developed by Immobel for the Immobel BeLux Office Development Fund, The Muse houses the European Defence Agency (EDA) under a 15-year lease. The sale includes the building’s shares to Easternmed Real Estate Capital and receivables to vdk bank for EDA’s interior works.

A sustainable landmark
Delivered in April 2026, The Muse offers 10,500 m² of prime office space with BREEAM Outstanding and WELL Platinum certifications.

Designed by Archi2000, it features energy-efficient systems, flexible layouts, and excellent public transport access, aligning with Immobel’s ESG goals.

Strengthening Immobel’s strategy
This sale reinforces Immobel’s capital discipline and focus on operational excellence, attracting top-tier tenants and investors through quality, sustainability, and prime locations.

“This was a great opportunity and showcase of leveraging the Dentons Brussels multidisciplinary team, working within an ambitious timeframe and bringing to completion a complex transaction”, says Laurens Engelen of Dentons. “The Muse is an exceptional asset – recently delivered, sustainably designed, and secured by a long-term institutional tenant, we are proud to have supported our client in bringing it to a successful close.”
